    Conference "Prospects for the development of the market of multi-apartment residential buildings 2019-2024"

    On February 1, 2019, the Institute of Tax Management and Real Estate Economics of NRU HSE hosted a conference on the prospects for the development of the apartment building market.


    Alla Seryogina, Marketing Director of Metropolis, attended the conference and noted that it is obvious to industry professionals that the real estate market is in an active phase of transformation.



    As part of reports, answers to questions and in the format of an open discussion, the conference participants discussed what influences already have or will have in the near future the greatest impact on the competitiveness of companies and their projects in the near future. Here are some of the talking points:

    1. The quality of decisions made depends on the quality of research and analysis of the collected information.
    2. The role of real estate agencies is changing, which, in fact, have long ceased to be just sales intermediaries and provide comprehensive consulting support.
    3. The quality of planning and project management is a reserve for improving the economics of development projects.
    4. Great potential for improving project economics is currently hidden in the process of building relationships with builders.
    5. Reducing construction costs is one of the ever-lasting challenges. Today, technologies have already been introduced in Russia that allow not only to significantly reduce construction costs, but also at the same time improve the consumer characteristics of objects.
    6. In the medium term, the leading positions will belong to companies that will pay attention to technologies on an ongoing basis (search, study, implementation).
    7. The use of new construction technologies is associated with the adjustment of management models - it's a challenge for the shareholders of companies and their staff managers.
    8. The discrepancy between advertising promises and reality will increasingly affect the reputation of developers and reduce interest in their future projects.
    9. The world has become transparent. The current management and technological solutions, including BIM, make it possible to simplify problem solving and achieve the set goals.
    10. The consumer expects from the developer's brand not project management, but object life cycle management, where development is just a part of the process.
