Balchug Viewpoint is a complex of elite apartment residences located in Zamoskvorechye, between the Vodootvodny Canal embankment and Sadovnicheskaya Street. The complex is located in the reserve area No. 1 "The Moscow Kremlin Ensemble", in the protected natural landscape zone.
The northern part of the site, adjacent to the buildings on Sadovnicheskaya Street, is located in the united protected zone of cultural heritage sites.
Compositionally, the building of the complex is designed in the form of a closed polygon with a courtyard. The main idea when choosing an architectural and planning solution was the restoration of the building line along Sadovnicheskaya embankment.
The closed courtyard creates a tranquil habitat for the residents of the complex. Access control barriers are provided to enter the complex.
The multifunctional complex consists of five sections of variable number of storeys (4, 5 and 6 floors) and a two-level underground parking. Each section has an entrance with a lobby, receptions and lifts serving the residential floors and the car park.
On the ground floor of the complex there are cafes, office and administrative premises. The apartments are located on floors 2-6.
The design of the multifunctional complex on Sadovnicheskaya embankment was complicated by the location of the construction site within the boundaries of the protected zone of cultural heritage objects. In addition, the proximity of the Moskva River led to the assignment of the III (difficult) geotechnical category to the construction site.
This required the development of additional project activities. In particular, the project provided for a "wall in the ground" of a perfect type, buried to the waterproof layer, which made it possible to create an anti-seepage curtain. To provide waterproofing, high-quality waterproofing polymer membranes were used.
