    Oleg Baranov, Deputy General Director of Metropolis, spoke about the peculiarities of transition to BIM technologies in the company for Kommersant. The need to transfer the construction industry to BIM design and the creation of a domestic platform in the legislative and executive bodies of state power has been discussed for more than a year. However, the builders themselves are mastering the system quite quickly. Experts predict that in three years up to 80% of all new buildings will be built using BIM technologies.

    BIM is not a new design method, but a fundamentally new approach to the design, construction, reconstruction and operation of buildings, which allows you to store all information about the facility under construction in one place.


    Using BIM technologies at the design stage, an information model (digital twin of the building) is developed, which exists throughout the entire life cycle, while the information can be changed and supplemented, reflecting the current state of the building.


    Due to the fact that the number of customers who require the development of design documentation using information modeling methods is growing, the number of design organizations that perform design using BIM technologies is constantly increasing. Accurate data on companies designing in BIM are not currently available.


    Significant investments are needed to implement BIM. The size of these investments depends on the number of employees in the company, and the age of the organization must also be taken into account. It is recommended to use pilot projects at the initial stage of BIM implementation, which will allow you to gain experience in the practical development of technologies, identify possible BIM managers in a team, develop templates and a library of elements (families), and work out documentation standards. In the Metropolis company, which was founded in 2005 and has about 350 employees, the cost of switching to BIM technologies was about 20 million rubles, and the period was about a year.


    You should not expect an immediate effect from the introduction of BIM technologies. Due to the fact that changes will occur gradually, and customers are not ready to pay extra for BIM technologies, only as all employees of the company are involved in BIM modeling, the development of their own library of elements and unified solutions is it possible to increase labor productivity and, accordingly, cost recovery.


    The features of BIM include the high cost of implementation. There is a need to change the organization of the design process as a whole, including the psychology of designers. At the same time, existing, well-established design practices are lost in the company.
