    Green technologies do not lose popularity among developers. According to experts, they increase the capitalization of objects by about 10-20%. The share of residential complexes that are being built using green technologies does not exceed 5% of the total number of buildings under construction.

    In the Scandinavian countries, eco-certification is ubiquitous and mandatory. Energy efficiency is enshrined as part of development at the legislative level. Separate waste collection, wood in the design of yard areas, saving natural resources are topical issues that are increasingly common among developers. Maxim Shugaev, Deputy Chief Project Engineer at Metropolis, shared his opinion with Business Petersburg about green technologies in construction and their impact on the real estate market.


    - How popular are green building principles now?


    The use of the principles of green construction among developers and investors in Russia is gaining momentum every year, while in the West it has long been a trend. A significant impetus in the development of this vector was given during the design and construction of Olympic facilities in Sochi. Activities regulated by green standards provide for an integrated approach to design, production and construction processes.




    - Are they in demand among buyers? And will they be in demand in the near future?


    Demand from buyers and tenants is growing for facilities built according to green standards. They, in turn, are increasingly paying attention to the location of the facility in terms of ecology, as well as the energy efficiency of the building itself. In the commercial real estate segment, a number of international organizations (world-famous companies) show the largest interest in such buildings. Additional investments at the stages of design and construction make it possible to significantly reduce the consumption of electricity (25%), water (40%), reduce the amount of municipal solid waste (70%), etc. in the future, during the operation of buildings. Certification of commercial real estate objects contributes to an increase in the capitalization (market value) of objects by about 10% -20%, depending on the location, type and class of the object.



    - What is needed to promote them?


    For the rapid development of the construction of green facilities, there is a need for further interaction between government officials, scientific, technical and industrial clusters, public organizations and business structures. This will create an effective management system based on technological progress and current legal and regulatory documentation, eco-standards.



    - If you had experience using green development, how justified was it?


    In the past few years, environmental building engineering has become an integral part of the requirements of many customers.
