Construction kitchen tends to transparency
An ecofriendly principle and a 'show kitchen' format today are among the main tendencies in arranging Russian construction sites. In this field Russia is trying in every way to get closer to international standards.
Marina Yegorenkova, head of the Construction management plan department in Metropolis, gave her comments to Kommersant with reference to specifics of organizing construction sites in Russia.
The main requirement to organizing a construction site is to ensure safety of the construction process, due sanitary servicing, along with cleanliness and integrity of the natural resources and buildings located nearby. For this purpose a construction site shall be provided with a Construction management plan and a Works production plan regulated by construction norms SNiP. An important role belongs to a Master plan - a site plan showing all existing facilities, location of construction machinery, temporary structures, including amenities, temporary resource supply networks (water, electricity, heat, communication).
Marina noted tendencies towards changing the construction sites for the last few years. Today, the whole area allocated for construction is used in design works, with the undergroud part of the building occupying up to 98% of the construction site. Therefore there is no free space for accommodating temporary construction camps, arranging access to the construction site and locating wheel wash stations.
For this reason, administration and amenity rooms are located in buildings under construction with observation of fire safety provisions and conditions of safe evacuation of people from building parts.
To arrange an access driveway, part of the street is occupied, with an approval obtained from the road traffic organization.
Should it be impossible to occupy the territory beyond the boundaries of the site development plan, staged construction of the building basement part might be an option, with a ramp arranged for the construction machinery to enter the excavation pit and a driveway arranged on the floor slab of the building basement part.
For the last few years spaces are provided during construction of residential complexes for organizing sales offices at construction sites.
To ensure effective sales, regardless of whether the building is completed or not, comfort conditions for working with clients are provided by organizing a sales office in a rapidly erected free standing building or immediately in the building under construction. It gives an opportunity to the clients not only to get to know the constructed building, choose a flat or an apartment, but also look at possible space planning solutions and finishes in demonstration halls and flats.
One more trend is staged commissioning of the facility, with temporary fencing of the construction site rearranged.
We cannot leave out standard principles of organizing construction sites, in particular, temporary roads and turn-around areas need to be provided. The site area needs to be planned and fitted with storm and process water sewage units, so as to prevent penetration thereof to excavation pits. Lighting must be provided at the construction site and workspaces. Free standing trees within the construction area need to be secured from damages, with trunks encased in sawn wood for at least two meters of height.
